About Bonny

Strategic Multifamily Operations

Hi, I’m Bonny Wayman—an experienced real estate investor, asset manager, and partner in multifamily syndications.

Over the years, I’ve built a diverse real estate portfolio that includes single-family rentals, a boutique short-term rental, and midsize multifamily properties here in Colorado. I’m also a partner at Wild Oak Capital and Aligned Asset Management, where I focus on asset management across larger multifamily deals in markets like Oklahoma, Arkansas, Texas, and beyond.

In my day-to-day work, I help operating teams execute on business plans, manage capital improvements, and communicate transparently with investors. I believe great asset management is about staying close to the details—knowing when to push for rent growth and when to focus on retention, when to spend on CapEx and when to hold the line.

I also host a real estate meetup in Durango, Colorado, where I live, and I’m always looking to connect with other investors, operators, and people who love talking shop.

Experience.

I didn’t start out in real estate. My career began in event planning and marketing, where I managed large-scale projects, led teams, and learned how to juggle a many moving parts while keeping a sharp eye on the big picture. That background gave me a strong foundation in operations, communication, and client service — all skills that now serve me every day in the world of multifamily investing.

Over the years, I’ve built a portfolio that spans single-family, vacation rentals, small multifamily, and large apartment syndications. Today, I wear multiple hats as a syndicator, operator, and consultant — helping others maximize performance and create real impact through real estate.

01. Multifamily Asset Manager – Wild Oak Capital

As a partner and asset manager for Wild Oak Capital, I lead the day-to-day operations across our multifamily portfolio. From business plan execution and financial performance to renovations and resident experience, I stay hands-on with every asset. My focus is on protecting investor capital, optimizing operations, and ensuring each property performs at its full potential.

02. Co-Founder, Aligned Asset Management

Eric Nelson and I launched Aligned Asset Management to help other sponsors and operators streamline their systems, boost performance, and create long-term value. We provide tailored asset management services to help drive property results and operational excellence.

03. Direct Owner & Operator

Before jumping into larger assets, I built personal experience owning and operating single-family rentals, Airbnbs, and smaller multifamily properties. This taught me the ins and outs of property management, guest relations, and what it really means to be a responsive, effective operator. I still operate all of these asset classes today along side my larger multifamily portfolio.

04. Community Builder & Connector

One of my superpowers is building meaningful relationships. I love connecting with people who are passionate — whether it’s about real estate, financial freedom, or making a difference through non-profits. My goal is to support as many people as I can on their journey. That’s why I host a monthly real estate meetup in Durango, CO — creating a space for local investors to learn, connect, and grow together.
